How this is calculated
Land loans (also called lot loans or raw-land loans) are used to purchase undeveloped parcels without an existing home. They work differently from conventional mortgages: lenders view raw land as higher-risk collateral because there is no structure to repossess and the parcel may have uncertain value, utility access, and zoning. As a result, land loans typically carry higher interest rates (often 1–3 percentage points above comparable home-mortgage rates), require larger down payments (commonly 20–50% of purchase price), and have shorter terms (typically 10–15 years, compared to 30 years for a home mortgage).
The monthly payment formula is the standard amortizing loan formula: M = P × [r(1+r)ⁿ] / [(1+r)ⁿ − 1], where P is the loan amount (price minus down payment), r is the monthly interest rate (annual rate ÷ 12), and n is the total number of monthly payments (years × 12). Each payment covers accrued interest first, then reduces the principal — a process called amortization.
