How this is calculated

A jumbo loan — also called a non-conforming loan — is one whose principal balance exceeds the conforming loan limit set each year by the Federal Housing Finance Agency (FHFA). In 2025, the baseline limit is $806,500. Mortgages at or below this limit can be purchased by Fannie Mae and Freddie Mac; jumbo loans cannot, so lenders keep them on their books and set their own risk terms.
