Commission = Sales × Rate% (flat) or Threshold × Rate₁% + (Sales − Threshold) × Rate₂% (tiered). Enter sales, rate, optional tier, and base salary to get commission earned, total income, and the effective commission rate as a share of total sales.

How this is calculated
A flat commission multiplies total sales by a fixed percentage. Common in real estate (typically 2.5–3% per side in the US as of 2025) and retail sales roles, this is the simplest structure. Enter the rate and your total sales to see the exact dollar amount.
A tiered (split-rate or accelerator) structure pays the standard rate up to a target threshold and a higher rate on every dollar above it. For example, 5% on the first $20,000 and 8% on anything above. This incentivises salespeople to push past quota because the incremental dollar above the threshold earns more. Set the tier threshold to 0 to use a flat rate.
The effective rate is the total commission divided by total sales — useful for comparing flat versus tiered structures on the same deal. All figures are pre-tax; commission is typically taxed as ordinary income at your marginal rate in most jurisdictions, sometimes withheld at a higher supplemental rate and reconciled at year-end.
Frequently asked questions
A tiered structure pays different rates at different sales levels. The base rate applies up to a quota threshold, and a higher "accelerator" rate kicks in above it. For example, 5% up to $20,000 and 8% above — once you pass the threshold, every additional dollar earns at the higher rate, not just the excess.
Historically 5–6% of the sale price in the US, split between buyer's and seller's agents. Since the 2024 NAR settlement, buyer-agent commissions are increasingly negotiated separately and disclosed upfront. Always enter the agreed rate for your specific transaction.
In most countries commission is taxed as ordinary employment income at the marginal rate, the same as salary. Large one-off payments may be withheld at a higher supplemental rate (e.g. 22% federal flat rate in the US) and reconciled at tax filing. The net-to-seller figure in this calculator does not deduct tax — consult a tax adviser for your situation.
